When design and construction sit with two different companies, every gap between them becomes your problem. Our design & build service puts drawings, planning, procurement and the build itself under one roof — one contract, one point of responsibility, one team accountable for the finished space.
What a design & build engagement covers
We take a project from first site visit to handover. That starts with concept and architectural drawings, planning or landlord approvals where they are needed, and a costed proposal so you know what you are committing to before work begins. From there we run procurement, appoint and manage subcontractors, and keep a manager on site through the build.
Because the drawings and the site are managed by the same team, design decisions are made with buildability and cost in mind from day one — and when something changes on site, the design answer comes from the people who drew it, not from a chain of emails between separate firms.
The kind of projects we take on
Most of our work is commercial and hospitality fit-outs across central London — restaurants, cafés, retail stores, clinics and hotels — alongside residential extensions and refurbishments. Recent projects include the turnkey delivery of Sekerci Cafer Erol’s European flagship in Knightsbridge and the ongoing Glenthorne Hotel development in Hammersmith.
We are equally comfortable being appointed for the whole journey or joining a project that already has a design, taking it through procurement and construction.

You deal directly with the directors, procurement is transparent, and the people whose name is on the company are the people on your project. What is the difference between design & build and hiring an architect and builder separately?＋
With separate appointments, you hold two contracts and manage the gap between them — design changes, buildability issues and cost overruns tend to fall into that gap. With design & build you hold one contract and we carry the responsibility for making the design and the build work together.
Do you handle planning permission?＋
Yes. We prepare and manage planning applications, landlord approvals and building control documentation as part of the engagement, and we can advise early on what consent your project is likely to need.
How do you price a design & build project?＋
After an initial consultation and site visit we prepare a costed proposal broken down by package. Procurement stays transparent through the project — you see what is being bought, from whom and at what cost.

We work across Greater London. Recent projects have been in Knightsbridge, Fitzrovia, Hammersmith, Spitalfields and the Docklands.
